Vetting standards, warranties, and obligations for landlords, developers, and accredited brokers
This document is published as an operational working draft for client review, architectural preview, and legal counsel consultation. It is not presented as a finalized or binding legal document, nor does it constitute formal legal advice. All operational policies, indemnification clauses, dispute mechanisms, and warranties remain subject to revision, statutory customization, and execution by authorized corporate legal counsel under the laws of the Federal Republic of Nigeria.
1. Authority to List & Legal Mandates
Any party submitting a property listing for sale, rent, short-let, or lease warrants that they are the bona fide registered owner or hold an authentic, unexpired Power of Attorney or written Agency Mandate from the title holder authorizing marketing on the AGS platform.
2. Cadastral Title & Document Verification
To protect buyers and prospective tenants against fraudulent land transactions, listings must be supported by valid title documents uploaded to our secure document vault, which may include:
- Certificate of Occupancy (C of O) or Right of Occupancy (R of O)
- Registered Deed of Assignment with Governor's Consent
- Survey Plan bearing registered surveyor seal and beacon coordinates
- Approved Architectural & Structural Building Plans (for structural developments)
3. Accuracy of Photography & Pricing Integrity
Photographs and video walkthroughs must depict the actual current state of the property. Misleading renders without clear disclaimers, phantom pricing, or unapproved agency surcharges are strictly prohibited and constitute grounds for immediate listing rejection or agent de-accreditation.
4. Viewing Request Obligations
Agents and property custodians agree to respond to inspection booking requests within 24 hours and facilitate safe, professional in-person or live video tours for registered buyers.
5. Moderation, Suspensions, & Delisting
AGS reserves the absolute right to unpublish, pause, or permanently delete any listing undergoing ownership contestation, adverse court litigation, or discovered encumbrances without prior indemnity liability.
